The new Roomia Self Storage at Seaford opened in April 2024. When we say ‘new,’ we’re actually the original owners of the site. We developed the facility from day one, and we’re delighted to continue serving our storage customers and helping the residents of Old Noarlunga, Aldinga, Moana, Seaford Heights and surrounding areas under the new name of Roomia.

We saw an opportunity to offer our customers something a little extra – extra space, yes, but also 24/7 access, unparalleled customer service, modern facilities, a wide range of amenities including a free move-in van, but above all, understanding and a more local, personal Roomia approach.

No, a customer can opt in to StoreProtect (subject to being within the target market).
Our Self Storage Agreement requires you to either: accept our enhanced liability protection under StoreProtect , arrange insurance at your own expense for your stated Maximum Reinstatement Value or acknowledge your understanding that if the Goods are lost or damaged you may have to bear that loss. Further, that in the event that your Goods cause any damage or loss then you may be liable for such damage or loss.
With StoreProtect, your cover is valid from the moment you put your valuables into self storage, right up to the second you take them away.
StoreProtect provides extended liability protection for loss or damage to your goods under the Self Storage Licence Agreement and StoreProtect Addendum.
Under StoreProtect, the self storage facility operator accepts a duty of care for stored goods.
If stored goods are lost or damaged, the customer can submit a request to the self storage facility operator to investigate the cause of the loss or damage.
If the operator (or the appointed Claims Administrator) determines that the goods were lost or damaged due a cause that could have reasonably been prevented by the operator, the operator may replace the existing contractual liability limitation in the licence agreement with enhanced liability (up to the customer’s Declared Value) under StoreProtect.
We are not liable for unavoidable causes of loss or damage, such as major flooding incidents, atmospheric/climatic causes, Acts of God, war and terrorism, for example.

“StoreProtect” is an agreement for us to accept an enhanced liability for Loss or Damage to Your Goods as described in the StoreProtect Addendum.
By providing a Maximum Replacement Value for your belongings and paying the StoreProtect Fees, we will assume an extended liability duty of care for your items.
Please see the StoreProtect Addendum for a full list of exclusions which include;
- Property valued over $100,000
- Vehicles (cars, boats, trailers, vans) unless stored inside the designated unit.
- Alcohol, wine, and beer not stored in controlled environments
- Jewellery, precious metals, stones, and stamps over a combined value of $1,000
- Electronics valued over $25,000.
- Losses related to business operations (e.g., profits, business interruption).
- Unexplained disappearance unless theft with forced entry is proven.
- Damage discovered after removing property from storage.
- Loss or damage caused by mould, mildew, or rust (unless caused by external water), wear and tear or atmospheric conditions.
- Issues from improper packing or stacking by the tenant or their agents.
- Natural property changes like leakage, weight lost or evaporation.
- Loss in sentimental value.
- Software or microchip failures in electronics not caused by external damage
- Loss or damage due to non-compliance with laws or regulations
The Maximum Replacement Value you provide for StoreProtect must represent the total current cost of replacing all stored property as new, except the following items where the replacement value is calculated differently:
- household linen and clothing, where the replacement value allows for the age, quality, degree of use, existing damage and consequent market value;
- any goods which cannot be purchased new (such as antiques, for example), where the replacement value shall be the current market value; and
- documents, where the replacement value shall be calculated as the physical cost of replacing the documents and cost of reprinting, re-issue and reconstitution, but excluding the value of the information contained in the documents
If you opt for StoreProtect:
If the Maximum Replacement Value you provide is less than the actual total replacement value of all of your property stored at the time of loss or damage, then the liability under StoreProtect will be reduced to reflect the proportion that your Maximum Replacement Value bears to the actual total replacement value (“Proportional Reduction”).
For example, if the total replacement value of your property is $10,000, but you have declared a Maximum Replacement Value of $5,000, the liability will be reduced by 50%. So, if $3,000 worth of your property is lost or damaged, the liability would be $1,500.

Yes. In addition to spacious goods lifts, we provide access to trolleys and a free-move in van to help you move your items. Specific sites also have an on-site forklift to make moving, sorting, stacking and retrieving your stored items as easy as possible.
StoreProtect can be purchased when arranging storage with us and is also available to existing customers who choose to enter into a replacement Self Storage Licence Agreement.
To arrange contents protection via StoreProtect, let us know that you wish to opt in, provide a Maximum Replacement Value, and agree to pay the additional StoreProtect Fees.
The replacement Agreement contains terms that have been amended following recent changes to consumer protection laws relating to unfair contract terms and includes the StoreProtect Addendum.

Please do not store any flammable liquids or combustible materials, weapons, explosives (including fireworks), chemicals, radioactive materials, toxic waste, asbestos, biological agents or any other dangerous materials. Also no odorous goods, compressed gases or any illegal items may be stored in your unit.

To claim via StoreProtect, follow these steps:
Check your insurance: If you have insurance for your property, contact your insurer first to recover any losses. StoreProtect only applies if your insurance does not cover the loss or damage.
Notify StoreProtect of Loss or Damage:

- During business hours: If staff are present, notify them in person as soon as you discover the loss or damage and before removing any affected property from your storage unit.
- Outside of business hours: Send an email to australia@storeprotect-notifications.com as soon as possible, including a written description of the damaged property, photos of the damage, and ensuring the email is sent before removing any affected property from the facility.
Submit your claim: Provide details of the loss or damage to australia@storeprotect-notifications.com within 7 days of discovery. In certain cases, this deadline may be extended if requested in writing.
Prevent further damage: Take steps to prevent additional damage to your property, such as moving wet items away from undamaged property and notifying the landlord if extra storage is required.
Retain damaged property: Do not dispose of any damaged items until the landlord has had the opportunity to inspect them.
Be prepared to provide any further information needed to investigate the claim. Misleading or fraudulent claims may result in the rejection of the claim and additional penalties.
